Gecina shares dropped 2.38% to €71.75, after closing the previous day at €73.50. This decline erases some of the recent gains, bringing the performance to -2.18% over a week, while the stock was slightly positive over a month (+0.91%) before the session. Today's movement brings the price below the 20-day moving average (MM20) at €72.70, a deviation of -1.31%, and below the 50-day moving average (MM50) at €72.35, a deviation of -0.83%, two benchmarks that the stock had regained in recent weeks.
The 200-day moving average remains distant at €77.03, nearly 7% above the current price, illustrating medium-term pressure. The RSI at 56 remains in the neutral zone, with no significant signs of exhaustion, while the support level at €70.55 is approaching. The stock ranks in the lower half of the SBF 120 during the session, without being among the extreme movements of the index.
A demanding interest rate environment for listed real estate companies
The listed real estate sector operates under interest rate constraints, a structurally monitored point for real estate valuations. The 3-month Euribor stands at 2.226% at the beginning of May, up by 0.24 points over a year, while the average effective rate for real estate loans over 20 years reached 3.89% in April according to the Bank of France. On a macro scale, the Federal Reserve maintained the fed funds rate range at 3.50-3.75% during its meeting chaired for the first time by Kevin Warsh, suggesting that the next decision might be an increase rather than a decrease, in a context of American inflation at 4.2% year-on-year in May.
On the financing side, the group placed a green bond issue of 500 million euros maturing in 2031, with a coupon of 3.250%, at the end of May. The issue was oversubscribed by 3.5 times, anticipating its 2027 refinancing (detailed in this bond issue). The support at €70.55 is the next technical benchmark observable on the downside.
