An office building acquired for €17.5 million excluding duties
Foncière Volta announced on August 31, 2026 that it had completed the acquisition of the Marco Polo building, located at 45 rue Madame de Sanzillon and 1 rue Mozart in Clichy, in the Hauts-de-Seine.
The transaction was conducted alongside the Distrimo group, through a joint venture held equally (50/50) and managed by Foncière Volta. The seller was a group of institutional investors.
The purchase price was set at €17.5 million excluding duties, or approximately €2,200 per square meter. The company describes this level as attractive for an asset located in the first ring around Paris and highlights potential value creation for the buyers.
The building covers more than 8,100 m² of usable space across seven levels, including 191 m² of private terrace. It offers office space and an inter-company restaurant.
A transaction financed by real estate lease
The acquisition is financed through a real estate lease granted by Arkea Banque Entreprises & Institutionnels.
The building was completed in 2005 in the heart of the Terrains Citroën development zone, in a Seine riverside sector that the company describes as undergoing transformation, at the gates of Paris.
The asset is located at the foot of Metro line 14, which connects Saint-Lazare and central Paris, as well as near line 13 and RER C.
Laurent Diernaz, Chief Executive Officer of Foncière Volta, stated that this acquisition illustrates the group's investment discipline and that the building offers the company and its partner potential value creation in an evolving sector.
