Growth Supported by Acquisitions and Rent Indexing
The group's consolidated rental income amounted to €7.347 million compared to €6.853 million in the third quarter of the previous fiscal year, marking an increase of €494,000 or 7.21%. The group notes that this positive change primarily results from acquisitions finalized during the fiscal year ending August 31, 2025. On a like-for-like basis, revenues have grown due to rent indexing and the effectuation of new commercial leases. During the period (March to May 2026), the group recorded new leases covering a cumulative area of 444 sqm with an annual rent of €326,000 excluding taxes and charges.
Since August 28, 2025, Bleecker also owns a real estate asset located in Bussy-Saint-Georges (Île-de-France), thus expanding its geographical presence beyond Paris. For the cumulative first nine months of the fiscal year, revenues reached €19.764 million compared to €18.982 million for the same period of the previous year, an increase of 4.12%.
Paris Accounts for 96% of Revenues, Development in Île-de-France
The revenue breakdown for the third quarter shows a major concentration in the capital with €7.056 million representing 96.05% of rental income, while Île-de-France (excluding Paris) generates €290,000, accounting for 3.95% of the turnover. This distribution reflects the group's historical focus on the Parisian market, particularly office buildings and restructured assets.
The group emphasizes that its portfolio benefits from a high occupancy rate and a majority of Parisian assets. It continues its value enhancement strategy through repositioning programs and the deployment of the BREEAM-IN-USE environmental certification on its most significant assets.
Strategic Caution in the Face of Macroeconomic Uncertainties
Despite positive results, Bleecker is adopting a selective approach to future acquisitions. The group is adjusting its investment policy in Parisian office buildings and recent business parks and premises in Île-de-France, given the deterioration of the macroeconomic and international context. It remains attentive to acquisition opportunities, but only targeting high-quality assets that present synergies with the existing portfolio or significant value creation.
Bleecker is also continuing to consolidate its debt by seizing banking refinancing opportunities to secure existing indebtedness. The group remains likely to continue asset arbitrages of mature or non-strategic assets to fund new real estate projects offering attractive profitability.
