Covivio Unveils 030BLN, a 130-Meter Tower in Berlin Spanning 60,000 m²
On Thursday, real estate group Covivio revealed 030BLN, a 130-meter tower project located at the heart of Alexanderplatz in Berlin. This 60,000 m² building will combine offices, retail spaces, dining facilities, and residences, showcasing the group's strategy as an integrated real estate operator in Europe.
Architecture in Dialogue with Berlin's Heritage
The project was entrusted to a trio of renowned architectural firms: Sauerbruch Hutton, Studio Aisslinger, and AGL Architekten. The design features a bold contemporary facade and a raw interior aesthetic that dialogues with Berlin's 1960s socialist architectural heritage. The project's name encapsulates this duality: '030' reflects the historical telephone code of the capital, while 'BLN', an international abbreviation for Berlin, gives the building an international dimension. Art curation and programming have been assigned to a collective of local and European experts specializing in hospitality, entertainment, art, and fashion, supported by Taarof agency.
Functional Diversity to Enliven the Neighborhood
The project distributes its 60,000 m² across various uses. Approximately 29,900 m² over 23 floors will be dedicated to flexible offices and coworking spaces, complemented by around twenty conference rooms. The first two levels will house 13,800 m² of retail space, largely already leased, in addition to dining areas. Over 300 apartments will occupy the base, offering contemporary layouts and a full range of services including access to fitness areas. The rooftop terrace, about 2,500 m² in size, will feature gardens, sports facilities, a bar, and event spaces. By 2029, a green passage will connect the tower to the Park Inn hotel, creating a new pedestrian link between Alexanderplatz and Alexanderstraße. Covivio, which has owned the Park Inn hotel (over 1,000 rooms) on Alexanderplatz since 2016, will operate the 030BLN project as a real estate operator.
Sustainability and Mobility at the Core of the Design
The project is part of an ambitious sustainable development approach. Geothermal energy and connection to the urban heating network will provide heating and cooling for the building, combined with a large-scale heat recovery system. Photovoltaic installations, integrated into the roof and directly into the facade, will make 030BLN one of the first high-rise buildings in Germany to have such a system. The green roofs will be irrigated by rainwater collection and storage systems. In terms of mobility, 500 to 700 bicycle parking spaces will be available, while priority is given to public transport, supplemented by nearby car parks. The project is expected to be delivered in the second half of 2027.
