Icade stock breaks through floor, RSI at 26 and -19.5% in three months
Real estate company Icade is breaking a new absolute floor this Friday, with its share price having never reached such a level since its stock market listing. The security ranks among the strongest declines of the SBF 120 in a session that is nevertheless oriented upward for the broad index, while the rise in key interest rates in the eurozone weighs on the entire listed real estate sector.
An absolute historic low at €16.82 after the breakdown of support at €17.10
Icade loses 1.29% during the session and trades at €16.88, but the security touched €16.82 intraday, thus breaking its previous historic low record of €16.92. This is the third time in less than two weeks that the real estate company records an absolute floor: a first historic low at €17.78 had already been recorded on September 1st, before a new floor was broken on September 7th. The downward momentum is accelerating: the security is down 11.3% over one month and 19.7% over three months, sinking further below its moving averages each week.
The support level at €17.10, which had previously served as a short-term floor, was broken downward during the session and was not reclaimed, leaving the security without a close downside reference level. With an RSI at 26, the oversold configuration is pronounced, but it does not automatically signal an immediate reversal: in a strong downtrend, a low RSI can persist for several sessions.
An unfavorable rate environment that aggravates pressure on the real estate company's valuation
The ECB raised its main key interest rate by 25 basis points on September 10th, bringing it to 2.50%, in a context of inflation driven by energy. For a real estate company like Icade, whose business model relies largely on assets financed by debt, the rise in financing costs mechanically aggravates pressure on property valuations and cash flows. The three reference moving averages (MA20 at €18.35, MA50 at €18.80, MA200 at €20.16) are all significantly above the current price, with a gap of more than 16% relative to the MA200, which reflects a degraded underlying trend across all time horizons.
According to the consensus of analysts reviewed, the security is trading at approximately 5.6 times the expected earnings for the current fiscal year, a low valuation that reflects persistent questions about the real estate sector in a high-rate environment. The closest resistance level remains at €19.74, representing a gap of more than 16% relative to the current price.
