Mercialys has announced the acquisition of a retail park adjacent to Shop-Park Toulouse Fenouillet from a private investor. This real estate transaction, completed for 18.0 million euros, significantly strengthens the land control of the site and its potential for value creation.
Details of the Acquisition
The acquired retail park includes the buildings and associated parking areas, totaling over 8,200 sqm of gross leasable area. The property hosts six medium-sized fully leased units to leading brands such as Nike, Picard, Centrakor, and Maxi Zoo. Located adjacent to Shop-Park Toulouse Fenouillet, its central location serves as an immediate lever for commercial and operational performance. The acquisition price of 18.0 million euros provides a significantly higher immediate yield compared to the average yield rate of Mercialys' portfolio valuations.
Strategic Implications of the Acquisition
The acquisition is part of an overall project aimed at enhancing the site's dynamics. It occurs concurrently with the restructuring of the historic part of Shop-Park, intended to expand the offering of medium-sized surfaces. Controlling the entire site, which spans over 200,000 sqm, will allow Mercialys to optimize its management, strengthen its marketing strategy, and enhance the commercial offering's power. Mercialys aims to establish Shop-Park Fenouillet as the reference destination of the agglomeration by 2027, with an annual attendance exceeding 7.5 million visitors.

Today, Shop-Park Toulouse is one of the main commercial hubs of the Toulouse agglomeration. Over the past decade, attendance has more than tripled, increasing from 2.1 million to over 6.6 million visitors. The site now features 130 shops and holds a co-leading position in the agglomeration.
