Ascencio: Stable EPRA Result per Share at €4.25, Rental Income Up by 1.5%
Ascencio recorded rental revenues of €41.26 million in the first nine months of its 2025/26 fiscal year, up by 1.5%, while its EPRA result increased by 0.4% to €28.12 million. The EPRA result per share remained nearly stable at €4.25, compared to €4.24 a year earlier. The portfolio reached a fair value of €834.3 million following the acquisition of Espace Shopping Hydrion, while the EPRA LTV debt ratio rose to 44.8%.
Overall Stable Operational Results
In the first nine months of the 2025/26 fiscal year, Ascencio's rental revenues reached €41.26 million, marking a 1.5% increase compared to the same period in the previous fiscal year. On a like-for-like basis, the increase was 1.3%. The EPRA result stood at €28.12 million, up by 0.4%, while the EPRA result per share remained almost stable at €4.25, versus €4.24 a year earlier. The net result was €26.42 million, close to the level recorded last year, with net result per share at €3.99, compared to €4.00.
Hydrion Boosts Portfolio Value to €834.3 Million
Ascencio finalized the acquisition of the company owning Espace Shopping Hydrion in Belgium, based on a real estate valuation of about €65 million. The transaction was financed through a combination of debt and equity, including €20 million in new bank lines, a capital increase of €15 million completed in June, and a bond issue of €32.9 million concluded in July. Following this acquisition, the fair value of the portfolio reached €834.3 million. On a constant perimeter basis, its value remained stable, with a variation of -0.1% excluding investments and divestments.
Increased Debt, Occupancy Rate Maintained at 97%
The EPRA LTV debt ratio came out at 44.8%, up from 40.7% at the previous closing, largely due to the financing of the Hydrion acquisition. Ascencio nevertheless reports having about €75 million in financing capacity. The EPRA occupancy rate stands at 97.0%, while the EPRA NTA intrinsic value per share slightly declined to €66.96, from €67.14 at the end of the previous fiscal year. The company estimates that the Hydrion acquisition should have a dilutive effect on the annual EPRA result.
