Carrefour Divests Real Estate of 35 Stores for €290 Million and Remains as Tenant
On October 8, 2026, Carrefour announced the sale of a real estate portfolio to a joint venture formed by Atrato and investor GIC, for a net seller value of approximately 290 million euros. The retailer will remain the operator of the stores concerned, of which it will become the lessee.
A Portfolio of 32 Assets in France and 3 Hypermarkets in Spain
The divested portfolio comprises 32 assets located in France, namely 26 Carrefour Market supermarkets and 6 hypermarkets, as well as 3 hypermarkets in Spain. The transaction takes the form of a sale-leaseback: the group sells the real estate and then leases it back. According to the press release, this transaction is "fully" in line with the value creation and real estate asset rotation strategy defined in the Carrefour 2030 plan. It is designed to allow the group to crystallize the value of its real estate assets.

Carrefour will continue to operate all of these stores without interruption. The new leases provide for an initial term of 12 years, including a fixed and non-cancellable commitment of 10 years, and preserve according to the group the operational flexibility necessary for the operation of the stores. From an accounting perspective, the retailer indicates that the transaction will generate a gain that it describes as significant. It will, however, have no material impact on current operating income.
