One Experience Acquires a Premiere Classe Hotel in Vannes, Surpassing 485 Rooms
One Experience has announced the acquisition of the walls and business assets of a 72-room Premiere Classe hotel in Vannes, through its subsidiary One Hospitality Assets in partnership with Groupe Dassin. This transaction brings the group's hotel portfolio to over 485 rooms and marks a step in its expansion in the French budget hotel market.
A Dual Operation Concluded in Vannes
One Experience has completed the acquisition of the walls and business assets of a Premiere Classe establishment with 72 rooms located in Vannes. The operation was conducted by its subsidiary, One Hospitality Assets, in association with Groupe Dassin. The hotel, which generates an annual turnover of approximately 750 K€, will continue to operate under the Louvre Hotels Group franchise. This follows shortly after the acquisition of the walls of the neighboring Campanile hotel by a club deal structured by ONE NEST. According to the group, this dual operation in Vannes illustrates the complementarity of its businesses and its ability to act as an investor, operator, and real estate transaction structurer.
Portfolio Exceeds 485 Rooms
With this acquisition, One Experience's hotel portfolio now exceeds 485 rooms. The group views the budget hotel sector as particularly attractive, based on the observation that customers are seeking excellent value for money without compromising on cleanliness, comfort, or sleep quality. One Experience points out that the continuous increase in construction costs is making it increasingly difficult to develop new hotels at competitive rates, thereby mechanically enhancing the value of existing establishments and reinforcing market entry barriers.
Several Acquisitions Under Consideration
One Experience confirms that this operation is part of a series of several transactions currently under consideration, demonstrating the group's ambition to become a leading player in investment and operation in the budget hotel sector in France. Edouard Masseau, President of the group, states: 'We aim to gradually build a portfolio of quality budget hotels that generate recurring revenues and create long-term value.'
