Emeis Sells Its Swiss Operations for 270 Million Euros
Emeis Group has finalized agreements to sell its nursing home operations in Switzerland and the associated real estate assets for a total value of 250 million Swiss francs, approximately 270 million euros, according to the statement released this Thursday.
Significant Asset Disposal
According to the group, this new transaction brings the total volume of disposals completed or secured since mid-2022 to nearly 2.4 billion euros, significantly exceeding the initial target of 1.5 billion euros set for the end of 2025. The divested scope includes 40 nursing homes and senior residences, representing nearly 3,600 beds which had an average occupancy rate of over 90% in 2024, as well as the local home care activity. These activities generated a total revenue of nearly 350 million Swiss francs in 2024. These disposals will allow for the continuation of the group's debt reduction and will strengthen its balance sheet structure, the company indicates.
Acquisition by Tertianum Group
According to the statement, the Tertianum Group, a Swiss operator specializing in the care and support of the elderly, is acquiring the operational activities of the Group in the 40 nursing homes in Switzerland, which it will operate from the completion of the transaction. As part of this transaction, two institutional real estate investors are acquiring the walls of 7 facilities, previously owned by Emeis, which represent just over 2% of the Group's real estate assets at the end of 2024. Following the transaction, these assets will be operated by Tertianum, which will become the tenant.
Finalization Scheduled for Early 2026
The operations, subject to customary suspensive conditions, are expected to be finalized during the first quarter of 2026, according to the group. This finalization will occur following discussions with the Emeis Group's social partners, particularly at the European level, the statement specifies. Emeis Group, present in about twenty countries, is 50.3% owned by Caisse des Dépôts, CNP Assurances, MAIF, and MACSF Épargne Retraite, and is listed on Euronext Paris.
