Foncière Volta: Net Income Up by 49% in 2025, Debt Renegotiation Underway
Foncière Volta released its annual 2025 results on Thursday, showing a 49% increase in net income to €10.7 million. This increase was primarily due to a capital gain from the sale of a Parisian asset and the integration of assets acquired in property trading, which are one-off elements that do not reflect the underlying operational trend. Concurrently, the group's debt has increased in absolute terms, prompting the property company to negotiate a restructuring of its debt.
Revalued Portfolio and Rising Rental Income
The total value of the consolidated real estate portfolio increased by 10% in reported figures, reaching €177.6 million compared to €160.7 million at the end of 2024 (or +7% on a like-for-like basis). This increase was built on three pillars: a scope change of €5.9 million from an acquisition in Île-de-France and a Parisian sale, the reclassification of two assets acquired in property trading valued at €15.4 million which the group decided to retain, and an internal growth of the portfolio by €9.9 million fueled by the restructuring of a Parisian asset and an improved occupancy rate to 98%. Rental income rose by 9%, reaching €9.7 million, driven by this better occupancy of the portfolio and the integration of new assets. The Net Asset Value per share increased by 10.6%, from €12.61 to €13.94.
Increased Absolute Debt, Improved LTV Ratio
Financial debt (excluding current accounts and real estate development debt) increased in absolute terms, from €58.3 million to €68.9 million, an increase of €10.6 million. However, expressed as a percentage of the portfolio, the LTV ratio improved, standing at 43.03% compared to 45.21% at the end of 2024, thanks to the portfolio growing faster than the debt. The group announces that it is currently negotiating to restructure its overall financial debt to address the maturities over the next twelve months. This step comes in a context where the cost of debt has decreased, from €4.7 million to €3.9 million year over year.
Acquisitions in Sight, Prospects for Enriching the Portfolio
Foncière Volta continues its real estate development strategy. The group signed a promise to acquire an office asset in the Paris region in April 2026, and an offer to acquire a second asset has been accepted. These operations are part of the ongoing policy of enriching and restructuring the portfolio observed in 2025.
