Nextensa: A €120M Real Estate Project in Luxembourg with Citi as Tenant
Nextensa and Promobe, through their joint venture Grossfeld, have finalized a structured transaction for the construction of a high-end building named The Rock, located at Cloche d'Or in Luxembourg. The project, valued at €120 million, is expected to reach provisional completion by mid-2027.
The Rock: A Landmark Building
The Rock is a landmark building situated on Kockelscheuer Boulevard in the heart of Cloche d'Or. The structure offers 9,492 sqm of space distributed across ten floors, supplemented by two underground levels. The building includes 50 parking spaces and 555 sqm of archival storage. Designed by architect Moreno, The Rock features a distinctive metallic facade in warm tones and benefits from an abundant influx of natural light.
Leasing and Ownership Details
The co-contractor will occupy about 70% of the building as the main tenant. For the remaining 30%, Nextensa and Promobe concluded a long-term office lease with Citi, a leading international financial institution, in March 2026. Following the construction and after the provisional acceptance in mid-2027, Nextensa and Promobe will own all the social shares of The Rock. The building meets the highest standards of sustainability with an Outstanding BREEAM certification and a Gold WELL Core certification.
Cloche d'Or: A Thriving Urban District
Developed by Nextensa and Promobe via the Grossfeld joint venture, Cloche d'Or is an urban district combining housing, offices, retail, healthcare, hotels, and green spaces. The district features over 120,000 sqm of built office spaces and has achieved the Platinum certification from the German DGNB organization, the highest level of certification available.
