Nextensa sells the High 5 building in Luxembourg to its tenant, the CHL
The buyer is not a newcomer to the building: the Luxembourg Hospital Centre (CHL) was already its tenant and is now becoming its owner.
The real estate company listed on Euronext Brussels announced the transaction on October 29, 2026. It concerns an office building located on Route d'Arlon, in Luxembourg City.
An office building of approximately 8,650 m² held since 2017
The building, also referred to as High 5, is located at numbers 110-112 Route d'Arlon and offers an area of approximately 8,650 m². It was acquired in 2017 by Leasinvest Immo Lux Sicav-FIIS, an entity that has since become Nextensa.
According to the press release, this building underwent renovation and modernization work in recent years. The State of the Grand Duchy of Luxembourg is also among its historical tenants.
A sale reinforcing financial flexibility
The sale price amounts to 43.5 million euros net for the seller. Nextensa views this sale as part of its strategy aimed at optimizing and actively enhancing its real estate portfolio, while strengthening its financial flexibility. The transaction is presented as completed: the buyer, previously an occupant of the premises, now owns the building.
Luxembourg represented 31% of the portfolio as of end-June 2026
As of June 30, 2026, Nextensa's investment portfolio was valued at approximately 1.1 billion euros, distributed between Belgium (54%), the Grand Duchy of Luxembourg (31%) and Austria (15%). Its market capitalization stood at approximately 462 million euros at that time.
In Luxembourg, the group remains engaged in Cloche d'Or, where it is participating in the development of an urban extension of more than 400,000 m² combining offices, retail and residential spaces.
