Nextensa and Promobe Sell the Stairs Building to State Street in Luxembourg
Nextensa and Promobe, through their joint venture Grossfeld, completed the sale of the Stairs building to State Street Services Luxembourg on Wednesday. This prestigious building, located in Luxembourg City in the Cloche d'Or district, is the second real estate asset sold by Grossfeld in 2026 exceeding €100 million.
A Prestigious Office Building Delivered to the Buyer
The sale transaction of Stairs S.à r.l. to State Street Services Luxembourg was finalized on Wednesday, July 1, 2026. The office building, located in the Cloche d'Or district of Luxembourg City, was delivered on the same date. The building offers a gross leasable area of 9,999 m², spread over a ground floor and 11 floors, and can accommodate up to 975 workstations. The building also includes 52 underground parking spaces and was designed by Moreno Architecture and Associates. This sale represents the second real estate asset sold by Grossfeld in 2026 that exceeds the €100 million mark.
High-Level Environmental Certifications
Stairs holds a BREEAM Outstanding certification, the highest distinction from this international sustainability body, making it the first building in Luxembourg to achieve this level. The building also benefits from a WELL Gold certification focused on the well-being of occupants and an A+ energy class. The design incorporated recyclable materials, a green roof, and other features aimed at an environmental, social, and governance (ESG) ambition clearly displayed from the project's inception. The Cloche d'Or district, where the building is located, has received the DGNB Platinum certification awarded by the German Sustainable Building Council.
Grossfeld Strengthens Its Position in Luxembourg Real Estate
Grossfeld, a joint venture between Promobe and Nextensa, has been operating for over 20 years in the development of the Cloche d'Or district. This transaction closure confirms the entity's ability to successfully manage complex real estate projects and large-scale investment operations in the Luxembourg market. The district combines housing, offices, shops, restaurants, and green spaces in a mixed urban planning model.
