CTP Signs Two Leases Exceeding 104,000 m² at CTPark Iłowa in Poland
CTP has signed two leases at CTPark Iłowa in western Poland for a combined area exceeding 104,000 m². The tenants are a Chinese fast-fashion platform and a third-party logistics operator, against the backdrop of rising demand linked to Asian supply chains in Europe.
Two Leases for More Than 104,000 m² at CTPark Iłowa
CTP, described as Europe's largest listed developer, owner and operator of logistics and industrial real estate by gross leasable area (GLA), has signed two new leases totaling more than 104,000 m² at CTPark Iłowa in western Poland.
A Chinese fast-fashion platform serving European customers has signed for 66,214 m² of GLA spread across two buildings of 46,595 m² and 19,619 m² respectively. An international third-party logistics (3PL) operator has meanwhile signed for 37,801 m² of space dedicated to its logistics and distribution activities.
Growing Share of Asian Occupiers in Portfolio
According to CTP, Asian occupiers now represent more than 12% of its portfolio and approximately 15% of leases signed across the entire CTPark network over the past 24 months. The company attributes this momentum to the increasing complexity of cross-border supply chains and changes in commercial conditions, including the European Union's recent decision to impose customs duties on small parcels.
Located on the international E36 route between Berlin and Wrocław, next to the A18 motorway and approximately 40 km from the German-Polish border, CTPark Iłowa comprises 174,000 m² of GLA, with 42,000 m² of adjacent land reserve. Its tenant base includes Hermes Fulfilment and Saint-Gobain Innovative.
Record Leasing Activity in First Half of 2026
CTP recalls that its first-half 2026 results reported record leasing activity, with 1.6 million m² of leases signed in the first six months of the year, up 55% compared to the first half of 2025.
As of June 30, 2026, the group's portfolio amounted to 14.8 million m² of GLA across 12 countries, with 2.0 million m² under construction. At the end of August 2026, CTP had also completed a green bond issuance of €500 million with a three-year maturity, carrying a coupon of 3.625%.
