CTP launches CTPark Belgrade Borča construction in Serbia with 10,000 m² pre-leased
Real estate company CTP has commenced work on CTPark Belgrade Borča following the signing of a pre-lease agreement for 10,000 m² with MD International (MDI), a subsidiary of logistics group Waberer's. In its statement of October 26, 2026, it presents this site as Serbia's future largest industrial and logistics park.
A 40-hectare site with 15 buildings 10 km from Belgrade city center
Located in Borča, 10 km from Belgrade's city center, the park extends over 40 hectares. It offers development potential of 222,700 m² spread across 15 buildings, with units that can exceed 50,000 m². According to CTP, it is to welcome companies serving the Belgrade metropolitan area and distribution networks covering all of Serbia.
The group will introduce for the first time in the country its CTBox and CTFlex formats, alongside CTSpace and CTFit buildings already present in its network. CTBox is intended for startups and SMEs, CTFlex for expanding companies needing modular infrastructure, and CTSpace for multinationals with significant space requirements.
Petar Kolognat, development director of CTP Serbia, indicated that this park opens an entirely new location on the Belgrade market, with access to nearby workforce.
MDI will move in during the first quarter of 2027 with an expansion option
From the first quarter of 2027, MDI will occupy a custom-built facility, with the possibility of expanding its space to 20,000 m². The site will serve as a hub from which the company will provide distribution and logistics services for third parties to its clients in Serbia and beyond.
György Szucsány, co-CEO of Waberer's regional contract logistics, stated that the park is to accommodate the group's existing activities and open new possibilities in third-party distribution and logistics in Serbia.
CTP already operates the parks CTPark Belgrade City, CTPark Belgrade West and CTPark Novi Sad in Serbia. As of June 30, 2026, the real estate company held a portfolio of 14.8 million m² of gross leasable space in 12 countries, as well as 2.0 million m² under construction.
