Icade Promotion launches 90 all-electric homes with Le Foyer Rémois in Seine-et-Marne

A development combining homeownership and social housing, from studios to five-room homes

The development, launched following the acquisition of the land on 14 November 2025, represents a floor area of 6,128 m². It comprises 64 apartments, including 13 social rental homes managed by Le Foyer Rémois and 51 homes for sale, the majority of which have already found buyers according to the statement.

In addition, there are 10 detached houses and 16 terraced houses, acquired by Le Foyer Rémois for social housing. The offer ranges from studios to five-room homes, each home having a private outdoor space (balcony, terrace or garden).

Located on rue des Cents Arpents, on the edge of a forest and next to the Jean-Louis Étienne school complex, the residence is 2 km from Esbly station (Transilien line P) and 3 km from Marne-la-Vallée-Chessy station, served by RER A.

An all-electric development committed to obtaining the Passivhaus label

On the energy front, the project is committed to obtaining the Passivhaus label, with the ambition of “very high energy performance combining low consumption and thermal comfort”. To achieve this, the project plans for reinforced external thermal insulation, triple glazing, adjustable sunshades and a double-flow ventilation system.

The development also aims to obtain NF HQE certification at the Excellence 7-star level and to comply with the RE2020 environmental regulation. All homes will run on electricity, with no gas: heat pumps combined with double-flow ventilation in the apartment buildings, and a compact heat pump per home in the houses.

The project reserves 39% of permeable ground (approximately 4,800 m²), nearly double the minimum of 20% required by the PLUi and EPA regulations, in addition to 473 m² of green spaces on slab. The plan is to plant 58 high-stem trees and more than 800 shrubs of local species.
