Kinepolis Signs Deal to Acquire 13 Showcase Cinemas in the US for $30 Million
Kinepolis has finalized a deal to acquire 13 Showcase cinemas from Harbor Lights Entertainment (formerly National Amusements Inc.), thereby strengthening its presence on the US East Coast. The enterprise value of the transaction is $30 million, and it is expected to be completed by the end of summer 2026.
Expanded Geographic Presence with an Additional 164 Screens
The portfolio includes thirteen cinemas spread across Massachusetts (seven establishments), New York State (four), Ohio (one), and Rhode Island (one). The transaction includes ownership of six cinemas, while the others will be operated under lease agreements. This integration adds 164 screens and 17,794 seats to the Belgian group's portfolio, which currently operates 122 cinemas globally with 1,314 screens. These thirteen Showcase establishments, maintained in good condition and upscale, welcomed about 4 million visitors in 2025 with revenues exceeding $90 million. Nearly all theaters (80%) offer a premium positioning with reclining seats in a stadium-style configuration, complemented by several large-format premium screens.
A Cash-Conservative Acquisition, Achieved at Near-Break-Even
The $30 million acquisition will be largely supported by the substantial real estate value of the owned Showcase cinemas in the US. In 2025, the thirteen establishments generated a cash flow at the theater level approximately at break-even. Kinepolis will maintain the operation of the Showcase cinemas under their existing brand after the completion, scheduled before the end of summer 2026. The Belgian group emphasizes its priority given to continuity for the current clientele, while considering the needs of employees and other stakeholders.
Strengthened North American Portfolio with Real Estate Optionality
The acquisition extends Kinepolis's presence from Michigan to the East Coast of the US, allowing the application of its operational model and business strategy. The group highlights that this transaction offers a sustainable real estate position, with future redevelopment and optimization opportunities currently being explored. Beyond the cinema sector, this real estate base is an asset for complementary developments in the medium and long term.
